We provide the Apartment Development FULL Service Experience™, and are currently expanding our Lease-up Project capabilities. The lease-up phase is where developers maximize their asset’s value, or leave substantial dollars on the table. We are looking for an entrepreneurially minded leader who understands that filling a new building isn’t just about “renting units”; it’s about asset optimization, high-stakes sales, and flawless project execution.

Unlike a traditional on-site role, you will oversee multiple lease-up consulting engagements, implementing Rock Advisors’ proven lease-up system on behalf of private developers. You will work alongside our Director of Leasing to operationalize strategy, build and coach leasing teams who are on our clients payroll, manage performance reporting, and drive absorption velocity through to stabilization.

Your journey begins with a 3-month paid training and apprenticeship “Test Drive.” This period allows you to immerse yourself in our state-of-the-art onboarding, while we both ensure the role aligns with your career goals. Upon successful completion of the 90-day period, you will receive your first scheduled pay increase.

WHAT YOU WILL DO

You won’t be managing a property; you will be leading our client’s initiative and team, directing a high-performance sales engine. Initially, you will work directly under our Director of Leasing to master the Rock Advisor lease-up methodology. Over time, you will assume increasing responsibility for independently leading lease-up engagements. Your focus will span five critical pillars:

  • Leverage Our Systems: Our lease-up projects deploy a strategy where we are the advisor and coach for the owner/developer throughout the entire lease up, deploying our Rock Advisor lease-up framework.
  • Strategic Recruitment & Leadership: Recruit, vet, onboard, and coach leasing teams for our developer clients. Ensure daily sales discipline, weekly performance targets, and accountability through structured reporting and KPI tracking. You work remote, the leasing teams work on-site.
  • Marketing & Brand Positioning: Envision and engage client on pre-leasing strategies and optimize digital marketing/CRM tools to ensure lead sources are converting into leases.
  • Implement Leasing Process:Manage and coach all team members on the entire leasing process, from leasing office set up to model suites to perfect tours to lease signing working in co-operation with property management ensuring the resident receives the upmost care and customer service throughout the entire process.
  • Budgeting and Revenue Management:Develop compensation strategies that incentives the leasing frontline staff, utilize internal departments to create go to market rent pricing while monitoring market conditions to ensure the pace of leasing aligns perfectly with the developer’s pro forma, while motivating the sales team.
  • Data Analysis: Monitor lead generation, traffic reports, closing ratios, rent grids to identify gaps in leasing velocity and absorption. Identify opportunities to increase revenue and troubleshoot slow moving suites.
  • Client & Stakeholder Leadership: Serve as the operational lead on lease-up engagements, communicating weekly results, challenges, and strategic adjustments to developers and internal leadership.
  • Sales & Closing:Train the handling of complex objections and closing techniques while monitoring the “comp set” to stay competitive in real-time.
  • Resident Retention: Coach and advise on resident retention programming, creating community, renewals, and referrals.
