Joanna Zhou is the Director of Debt Advisory at Rock Advisors Inc., specializing in CMHC-insured financing, construction lending, and capital structuring for multi-family rental developments across Canada. She works closely with developers, investors, and lenders to design practical financing strategies that improve project feasibility, strengthen capital structures, and support long-term performance.

Before joining Rock Advisors, Joanna built a strong track record in commercial mortgage finance. She was recognized as Commercial Broker of the Year at the Canadian Mortgage Awards and named among the Top 75 Brokers by Canadian Mortgage Professional.

Joanna has structured and funded more than 150 transactions under CMHC MLI Select and maintains relationships with over 100 institutional capital sources nationwide. She has arranged over $1 billion in commercial mortgage financing, including the funding of an 800-unit rental portfolio — one of the largest transactions in her practice.
